i have been in a few real estate deals and it seems everyone of them have had their problems when i have bought, but not when i sold. one thing to remember is that when one person is a crook in a deal when lawyers are involved all the paperwork in the world won't help the good guy it will only protect the lawyer from getting sued.

just remember you get make a good deal with a bad guy.
